The difference between the two is when you have to prove how much you earn to the lender.
How much can you borrow?
You will generally have to provide two years worth of accounts to a mortgage lender. This is because your income is usually not guaranteed and may fluctuate every month.
Some lenders may allow only one years accounts but these deals are not as easy to come across.

- A passport or driving licence as photo ID
Proof of address – This can be a utility bill, for example - Proof of deposit in your bank account (or a letter of intent from a relative)
- 2-3 years SA302
These documents will help in proving to a lender that you can make repayments on your mortgage every month.
